How We Work
Hearthway Realty is a licensed real estate brokerage providing leasing and transaction services for housing placements that require coordination, compliance, and clear execution across multiple parties.
Our work is process driven and focused on managing the real estate components of housing placements, from housing search and landlord engagement through lease execution.
In many cases, this work occurs within a broader, coordinated housing process that includes client preparation and program alignment prior to entering the rental market.
Our Approach
Hearthway Realty specializes in housing transactions that involve coordination between tenants, landlords, agencies, and housing authorities, with careful attention to program requirements, documentation, and timing.
Many of these placements involve additional layers of review, communication, and compliance. Our role is to manage the leasing and transaction process with structure and professional oversight, ensuring that all parties remain aligned while respecting the limits of what can and cannot be controlled.
Housing outcomes depend on availability, landlord decisions, and program requirements. While placement cannot be guaranteed, the transaction process can be managed clearly, consistently, and professionally.
This structure allows for clearer coordination between preparation, program requirements, and real estate execution.
What Our Work Includes
Depending on a client’s program eligibility, readiness, and timeline, our services may include:
Identifying and pursuing available rental opportunities that align with program requirements, client needs, and lawful landlord criteria
Coordinating property showings and communication with landlords
Supporting the application process, including coordination of required documentation and submission alignment
Reviewing and explaining lease terms and logistics (without legal interpretation)
Negotiating lease terms between client and landlord
Coordinating lease execution, including scheduling, documentation, and finalization
Supporting inspection preparation and readiness from a transaction standpoint
Our Experience in Affordable Housing
Hearthway Realty’s work is grounded in direct experience with affordable housing and program-supported leasing environments.
We have experience working with Housing Choice Voucher (HCV) households and agency-supported placements such as Rapid Re-Housing (RRH), Permanent Supportive Housing (PSH), and Transitional Housing.
We are familiar with:
Program requirements and eligibility considerations
Agency supported housing placements
Inspection preparation and common inspection standards
Rent reasonableness standards and documentation expectations
Timelines and coordination across housing authorities and agencies
This experience allows us to anticipate procedural challenges, reduce avoidable delays, and support smoother transaction coordination among all parties involved.
What Our Work Does Not Include
To maintain clear professional boundaries and service integrity, Hearthway Realty does not provide:
Emergency or crisis housing placement
Case management or social services
Full housing navigation or program administration
Legal advice or lease interpretation
Guarantees of housing approval, inspection outcomes, or timelines
When appropriate, referrals may be made to agencies or professionals better suited to those needs.
Client Responsibilities
Successful outcomes depend on active participation and timely communication.
Clients are expected to:
Provide complete and accurate documentation
Respond within requested timeframes
Attend scheduled appointments and showings
Comply with housing authority and program requirements
Communicate respectfully and professionally
Delays resulting from missed appointments, incomplete documentation, or non-participation may affect transaction timelines.
Getting Started
Services begin with a housing intake to determine fit, program eligibility, and appropriate next steps.
Intake is coordinated through Bridgeway Housing Network, our affiliated housing navigation partner. This step ensures that clients are prepared and aligned before entering the leasing and transaction process.
If it is determined that we are a good fit to move forward, onboarding documents and service details are reviewed and confirmed in writing before services begin.
